Bellonias Villas was established in 1983 as the founding project of the Bellonias family, who built the first apartments on the black sand beach of Kamari — Santorini's volcanic east coast, a different island setting from the famously photographed western caldera-arc. Across more than four decades the property has progressively evolved from the original 1983 apartments into the current 26-suite operation, the family's continuous ownership preserved throughout. The current head is Yannis Bellonias, the second generation at the helm.
 
The design philosophy combines traditional Cycladic elements with contemporary aesthetics, drawing on the vision of Greek architects and artists across multiple renovation cycles. Pressed cement floors, built-in beds and sofas, natural wood and stone, designer pieces, artistic details — and the architectural beauty of the main pool courtyard, with the shimmering line of glass boxes by the poolside that has graced architecture books and design colour supplements, anchored by the date palm in the courtyard that has become the property's signature.
 
The wider Bellonias family operation includes two sister Santorini properties: Hotel 28 Santorini and Vora Villas. Yannis is genuinely present at Bellonias for much of the season — 60-70% of bookings are return visitors, and it's not unusual to see him chatting with returning guests as old friends, because by the third or fourth stay they often are.

Santorini is the most internationally recognised of the Greek Cycladic islands — known for the volcanic caldera arc that runs along the western edge of the island, the white-sugar-cube architecture of the cliff-top villages of Imerovigli, Fira and Oia, the famously photographed sunsets over the volcano, and the wider wine-and-gastronomy heritage built on the island's distinctive volcanic terroir. What gets less editorial attention is Santorini's eastern coast — the Kamari and Perissa stretch along the open Aegean, where the volcanic black sand beaches deliver a genuinely different Santorini register: family-friendly, beach-resort, less crowded than the caldera arc, with the dramatic Mount Ancient Thira (Mesa Vouno) rising directly behind the beach as the principal landscape anchor.

 

 

Bellonias Villas occupies the prime stretch of Kamari Beach — the pedestrian-boulevard frontage on the volcanic black sand, with the property's 26 suites distributed above the boulevard and the Elia Eatery & Bar between the pool area and the beachfront. The breakfast programme runs 8 am-12 pm with an à la carte menu of Greek and international options using local organic ingredients (freshly squeezed juices, healthy cooked options, traditional Greek breakfast dishes). The lunch and dinner programme runs across the All Day menu (contemporary Mediterranean with local organic emphasis) and the something-to-eat lighter menu available until 6 pm. Imerovigli, Oia and the wider caldera arc sit 25-30 minutes' drive northwest along the Oia road.
