O:LV Fifty Five is the second hotel from O:live Hotels, the Puerto Rican group founded by Loisse Herger and Fernando Dávila, who had made their name with the Mediterranean-themed O:live Boutique Hotel a block away. Opening in 2018, it was conceived as a deliberate counterpoint to that first success rather than a copy of it.
Where the original is bohemian and antique-filled, O:LV Fifty Five is a sleek modern tower: a glossy gold-and-white scheme, jewel-toned accents, marble floors and bathrooms, brass detailing and film-noir art, executed with real confidence. It is an all-suite hotel by design, just 26 rooms across the building, most with L-shaped balconies over the Condado Lagoon, and crowned by a double-tiered rooftop that has become its signature. The result is the polished, grown-up sibling in the O:live family, built for an adults-only, design-minded crowd in the heart of Condado.

San Juan's Condado is the city's smart waterfront quarter, a strip of beach, lagoon and nightlife, and O:LV Fifty Five is its most design-forward place to stay. The second hotel from the team behind the Mediterranean-styled O:live Boutique Hotel a block away, it takes the opposite tack: where the original is bohemian and antique-layered, this is a sleek, ultra-modern tower, and the contrast is the point.
It is an all-suite hotel, and a small one, just 26 rooms, which buys space. The suites are generous, dressed in a glossy gold-and-white scheme with marble bathrooms, brass detailing and film-noir art; most have an L-shaped balcony framing the Condado Lagoon, a natural reserve where manatees and rays pass below. A handful of interior suites have no window and are worth avoiding if a view matters, but the lagoon-facing rooms are the reason to book. The whole property is adults-only, which keeps the tone calm and grown-up.
The rooftop is the signature, and rightly so: a double-tiered crown with a climate-controlled infinity pool and bar on the first level and an elevated lounge a floor above, both with long views over the lagoon and the city. The food matches the setting, with two destination restaurants in one small hotel: DRGN, the Asian-Caribbean room from Iron Chef veteran Roberto Treviño, and Dante, a rooftop Italian built on a Cucina Poetica idea and themed, lightly, on Dante's Inferno, Purgatorio and Paradiso. For a 26-suite property, the dining and drinking punch far above the scale.
It is a city hotel rather than a beach one, and best understood that way: Condado Beach is a five-minute walk, not at the door, and the appeal is design, rooftop and location over sand. But for couples and design-minded travellers who want a polished, adults-only base in San Juan, with serious food, a standout rooftop and Old San Juan ten minutes away, O:LV Fifty Five is among the most stylish stays in the city.
