Origins
The One Boutique Villa is a small thing done carefully: six villas in Petitenget, the upscale northern stretch of Seminyak, built on the logic of the traditional Balinese house compound. Rather than hotel rooms, each villa is a cluster of separate pavilions — one for sleeping, one for living, one for bathing — arranged around a private garden and pool, which is how Balinese homes have been laid out for centuries.
The detailing follows the same idea. The buildings use yellow stone and timber under thatched roofs; the bathrooms are semi-open, drawn from the old tradition of river bathing, so you wash among the greenery while keeping your privacy; the beds are King Koil, the gardens dense and tropical. Each villa sits on a generous plot, which is what keeps six units feeling private in the middle of a busy neighbourhood. Arrival is marked with a ceremony once reserved for royalty — the bamboo kulkul sounded, Balinese umbrellas and flower garlands presented, a welcome drink poured.
It suits couples and honeymooners above all, though the larger villas work for families, and the model is villa-centred: private cooking classes with local cooks, in-villa massages, garden barbecues and a romantic dinner laid in your own pavilion, with most of the experience brought to you rather than found in shared facilities. The location is the practical draw — Petitenget's beach, restaurants and shops are a short walk, yet the villa enclave stays quiet. The One reopened in 2026 after a reimagining; the bones of the place — the compound architecture, the heritage detail — are its enduring appeal.
Top Secret
Eat in, at least once. The villa is built for it: ask the team to lay a private dinner or a garden barbecue in your own pavilion, with a cooking class beforehand if you want to learn the dishes. Given the compound layout — your own garden, your own pool, your own kitchen pavilion — dining at home here feels less like room service than like borrowing a Balinese house for the evening.

The Review
The One Boutique Villa is one of the smaller and more characterful places we list in Seminyak, and its appeal is architectural: six villas built on the traditional Balinese house-compound plan, all separate pavilions, semi-open bathrooms and walled gardens, in the walkable Petitenget end of town. It reopened in 2026 after a reimagining, but the heritage concept — the thing that makes it worth choosing over a generic Seminyak villa — is unchanged.
It is intimate and villa-centred: private pools, in-villa spa and cooking classes, a kulkul welcome ceremony, and most of the experience delivered to your own pavilion rather than shared facilities. That suits couples and honeymooners best, with the larger villas taking families. Petitenget itself is a genuine draw — some of Seminyak's better restaurants and shops are a short walk, and the beach not much further.
The honest notes are scale and newness. With six villas there is little in the way of resort facilities — no restaurant scene, no big pool — which is the point for some and a limitation for others; and as a freshly reopened property, a few details are worth confirming at booking. But for couples who want an authentic, design-led Balinese villa in the heart of Seminyak rather than a full resort, The One is a characterful small choice.
